Goddard’s Garden Buildings is a small, friendly business that produces, delivers and installs handmade, quality garden buildings in Norfolk and surrounding areas.

As well as your standard sized garden sheds (4x6 6x8 8x10 etc) We will also build completely bespoke buildings to your exact requirements, just get in touch and we will be more than happy to help. We also offer a free site visit(if local) to come and discuss and confirm any details with you before any work has started.

BASES-All buildings must have a level base. This is probably the most important however, from experience the most neglected aspect of a garden building. A base which is not level will cause multiple problems when installing including throwing doors out of line just to name one. Not to mention subsidence over time. A base done correctly only has to be done once and will prevent a long list of potential problems for the future. Base Options include;

-Concrete pad

-Slabs

-Eco grid base(small-medium buildings only)

-Timber framed base(up to 8x10ft)

-Decking (as long as its sufficiently strong and level)

We offer a concrete base service for small and medium sized buildings, or alternatively a Timber framed base for buildings up to and including 8x10ft.

Bearers-All buildings come with 50x50mm pressure treated floor bearers. This provides crucial air circulation and extends the longevity of buildings massively.

Flooring- 18mm osb comes as standard, with the option to upgrade to pressure treated 22mm boards if required. The 22mm pressure treated floor will last longer than osb hence it is more expensive, however 18mm osb if more than sufficient for a small to medium garden shed and will last many years.

Framing- For Small-medium standard Garden sheds including 4x6 5x7 6x8 8x10 and 8x12 - 50x50mm (2”x2”) framing is used. For any larger buildings or upon request 38x63mm (3”x2”) CLS is used. Very large buildings may require 4x2 for the walls or even thicker than that for roof panels, depending on size, spec etc.

Cladding- On our small-medium standard sheds Ex-16mm Shiplap or finger jointed cladding is used on all walls and roof. For Larger buildings or upon request we use Ex-19mm Shiplap or finger jointed cladding on the walls and ex-16mm on the roof. We use untreated cladding and treat it all externally ourselves. Also, if its a natural classic look you’re after then untreated cladding with a premium preservative is the way to go. All buildings are stained/painted externally anyway to provide protection from the elements. Please note that if you would like an Epdm rubber roof then 11mm or 18mm OSB will be used on the roof.

Roofing-40kg heavy duty felt as standard. We also offer epdm rubber roofs.

Ironmongery-Galvanised ironmongery is standard. if you’d prefer black hinges then we can offer this as well.

Windows-3mm poly carbonate windows are standard (standard windows are just under 2ftx2ft). This is extremely strong and safer than glass and ideal for small garden sheds. 6mm toughened glass is available on as an optional extra. Summerhouses/ garden rooms can have upvc french doors and windows if desired.

Delivery and installation- We prefer to install all of our buildings ourselves, that way we know its been done correctly and if any issues do arise we know that we are at fault and will rectify it. Delivery and installation available within 70 miles of Kings Lynn, Norfolk depending on the size of the building. We can deliver further if we are able to get it all to site in one load. External protection-As standard we offer a premium light/dark brown preservative. This is the way to go if you prefer a natural look, and can also easily be painted over in future if you desire. Painting is an optional extra, and we are willing to use any brand as long as its good quality. (There are a couple we wont use).

Lining and insulation-We can insulate and line your building internally using either rock wool or sheet insulation and either cladding or plywood etc to line.

Door/window positioning-Tell us exactly where you want you door/doors and windows. And what size you want them.

Planning permission-Buildings can have a maximum height of 2.5m for permitted development. This is not all there is to it so if you are looking for something large then please take the time to read up on permitted development. However, 2.5m is more than sufficient for the vast majority of uses/requirements.
